This Commercial Lease Agreement (the "Agreement") is entered into on this ___ day of ___________, 20__, (the "Effective Date") by and between _________________________ (the "Landlord"), with a mailing address of ____________________________________, and ___________________________ (the "Tenant"), with a mailing address of ____________________________________. 1. Premises

The Landlord agrees to lease to the Tenant, and the Tenant agrees to lease from the Landlord, the premises located at ____________________________________ (the "Premises"), in the city of _______________________, Pennsylvania, together with all improvements, fixtures, and amenities described herein, under the terms and conditions set forth in this Agreement.

2. Term

3. Rent

Except as provided by law or as authorized by the prior written consent of the Landlord, the Tenant shall not make any structural changes, alterations, improvements, or additions to the Premises.

7. Insurance

The Tenant shall maintain at the Tenant's expense, throughout the term of this Lease, a policy or policies of comprehensive general liability insurance with minimum limits as may be reasonably required by the Landlord, naming the Landlord as an additional insured.

8. Default and Remedies

In the event of default by the Tenant in the payment of rent or other terms contained herein, the Landlord shall have the right to terminate this Lease in accordance with Pennsylvania state law and pursue any other remedies legally available.

9. Modification of the Agreement

No modification or amendment of this Agreement shall be effective unless it is in writing and signed by both parties.

10. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the Commonwealth of Pennsylvania.
